Description
Are you in the process of selling your home? There is probably nothing quite as stressful as trying to sell your home. Therefore, let us help you make the process a little easier with our comprehensive home inspection checklist.
Tick off each job as you go along and get your home ready for a multitude of potential buyers in no time.
- Clean all inspection access points

A home inspector will check all access points in your home, so you need to ensure these are all clean and clutter-free. If you have a lot of rubbish to get rid of, you may want to consider renting a dumpster as this will enable you to quickly and safely get rid of any dirt, debris, and clutter.
To get your access points ready, carry out the following steps:
- Clean the furnace filter
- Clean the oven and stove
- Remove any of your belongings from the attic
- Organize any closets that act as access points to the attic or crawl space
- Clear 6 inches of space around the perimeter of your home
- Check functions within your home
During a home inspection, all the main functions of your home will be checked to see that they are working properly. Therefore, you need to ensure that all of the below are in working order:
- Test the mechanisms and locks on all the windows and doors
- Flush all the toilets and test the faucets
- Run any ceiling fans
- Test all light switches
- Open and close garage doors both manually and remotely
- Check downspouts
- Check heating and fan ducts
- Test safety features

To ensure that your property is safe for its new owners, you should check all the main safety features and ensure that they are working as they should be.
Check off each of the below:
- Replace batteries in smoke alarms
- Test carbon monoxide detector
- Invest in a small fire extinguisher
- Cap gas lines or chimney entry points
- Enlist the services of an exterminator if needed
- Carry out interior repairs

To get the highest possible price for your property, you may want to carry out any minor repairs that could affect what buyers are willing to pay for your home. This may include:
- Re-caulk around bath and sink
- Repair any water damage
- Remove any drain clogs
- Update the grouting
- Replace cracked or warped windows
- Replace damaged insulation in the attic
- Cover crawl space with plastic sheeting
- Undergo exterior repairs
Once you have finished refreshing the inside of your home, now it is time to turn your attention to its exterior. As well as the ever-important curb appeal, you also need to make sure that the outside of your property is safe and well-maintained.
Tasks you should carry out include:
- Remove any debris from the roof
- Trim any trees that are hanging over the roof
- Clean out the gutters
- Clear debris from around the A/C compressor and foundation vents
- Slope soil away from the property for water runoff
